Overview
Metro’s plan includes access to opportunity, which is why we are looking at ways to redevelop Division 6, a former bus maintenance facility at 100 Sunset Avenue in the heart of Venice. This joint development project would create both market rate and affordable housing units with ground floor community serving space in proximity to transit and help shape a vibrant community.
Status
In January 2016, the Metro Board adopted a motion calling for a community-based process to determine a new use for Division 6, the former Metro bus maintenance facility, through Metro’s Joint Development Program.
In 2018 and 2019, Metro conducted community outreach and technical analysis to inform development guidelines for this site, which were published in June 2019. The process to select a developer also began in 2019 and is nearing completion in 2024.
Metro hosted an online Community Update for this project on March 18, 2024. LA Metro staff presented an overview of the development process, and the two developer finalist teams presented their design concepts to the public for the first time. Following the presentations, the Metro-facilitated Q&A session heard more than 150 comments and questions reflecting the high level of interest from the Venice community in this project. Metro staff addressed questions about the Joint Development and developer selection process, the project timeline, ownership and management of the property, outreach, and Metro’s commitment to affordable housing.
The two developer teams responded to questions about their respective teams’ makeup, housing and affordability, retail, height, parking, traffic, safety, sustainability, community access, infrastructure improvements, and partnerships with community-based organizations. All feedback and questions from the community will be shared with the developer teams. Metro anticipates proceeding with the final steps in the procurement process to select a single developer team for Division 6, and the staff recommendation will be presented to the Metro Board of Directors later this spring for consideration.
